In accordance with Philadelphia’s Move-In Affordability Ordinance (effective December 2, 2025), application fees shall not exceed the actual cost of credit and/or background screening or $50, whichever is less, and may only be charged once per applicant within a 12-month period. If a security deposit exceeds one month’s rent, tenants of properties with three (3) or more units shall be offered the option to pay the balance of the deposit in up to three (3) equal monthly installments following move-in.
